Viewing Your Listings
Your Listings at a Glance Your listings are the properties synced from your Property Management System (PMS) through Calry. They appear automatically in OnSeason once your PMS is connected — no manual entry required. Your listings come directly from your PMS via Calry. Property names, descriptions, pricing, and availability are all managed in your PMS — OnSeason mirrors this data automatically. Finding Your Listings To view your listings, click Properties in the sidebar. The Properties page organizes everything into two sections: - My Properties — Your own PMS-synced properties, with Listings and Distribution sub-tabs (this is the default view) - Network Properties — Browse, import, and manage properties from the OnSeason network, with Browse, Imported, and Outgoing requests sub-tabs - Within My Properties, the Listings sub-tab shows your properties in grid or list view, while Distribution shows sync details. - Within Network Properties, the Browse sub-tab lets you search the network, Imported shows properties you've added, and Outgoing requests tracks import requests you've sent. - Open Properties — Click Properties in the sidebar to open the Properties hub. - View My Properties — Use the My Properties tab (Listings sub-tab) to see all properties synced from your PMS. - Explore a listing — Click any listing card to open a detail panel on the right with full property information. - Search and filter — Use the search bar to find properties by name, or open filters to narrow by status, guest count, bedrooms, price range, or amenities. Grid and List Views You can switch between two display modes using the view toggle in the top-right corner: - Grid view — Property cards with photo carousels, ideal for browsing visually - List view — A sortable table showing property details in rows, ideal for quick scanning See the interactive walkthrough. Searching and Filtering Find exactly what you need with built-in search and filters: Search by property name using the search bar - Filter by status — Show all listings, only active (enabled), or only inactive (disabled) - Filter by capacity — Guest count (1–16) and bedroom count (1–5+) - Filter by price — Set a price range to narrow results - Filter by amenities — Select specific amenities like WiFi, parking, or pool If you don't see any listings, make sure your PMS is connected. Go to Settings > Integrations > PMS to check your connection status. See Connecting Calry for setup instructions. Select which listings appear on your website You can choose which imported listings appear on your Staycy website. You can do this by enabling/disabling listings in the “Inventory”. You can do it listings by listing or select multiple listings.
Enabling & Disabling Listings
Controlling What Guests See Every listing synced from your PMS can be individually enabled or disabled for your booking engine. Enabled listings appear on your booking site for guests to browse and book. Disabled listings stay synced in your dashboard but are hidden from guests. Enabling a Single Listing - Go to My Properties — Navigate to Properties > My Properties in your dashboard, then open the Listings tab. - Select a listing — Click on the listing card you want to enable. A detail panel opens on the right. - Toggle the booking engine — In the detail panel, click the "Enable for Booking Engine" button. - Confirm it's live — The listing now shows a green "Live" badge on its card — it's visible to guests on your booking site. - To disable a listing, follow the same steps — click the toggle again to remove it from your booking site. The listing remains in your dashboard but guests won't see it. See the interactive walkthrough. Bulk Enable or Disable Need to change multiple listings at once? Use bulk actions: - Select listings — On the My Properties tab, click the checkbox on each listing card you want to change. - Use the action bar — A floating action bar appears at the bottom of the screen with your selection count. - Choose your action — Click "Enable" or "Disable" to change all selected listings at once. - Confirm — A confirmation dialog appears — review your selection and confirm the change. See the interactive walkthrough. Billing and Active Listings Billing note: Your subscription includes the first 10 active self-owned properties. Properties 11–100 are billed at €3/property/month, and properties beyond 100 at €1/property/month, billed in arrears. Only properties you own and have enabled count toward this total — imported network listings don't count. See OnSeason Pricing Explained for details. Permissions Only workspace Owners and Admins can enable or disable listings. Members and Viewers can see listings but cannot change their status. If you need to manage listings, ask your workspace owner to update your role. How listing information is updated Listing information comes from your connected PMS. Staycy uses that data to show properties on your website. You do not update property details, photos, amenities, pricing, or availability inside Staycy or the OnSeason dashboard. If listing information needs to change - Update the information in your PMS. - Return to Staycy or the dashboard and check the listing in 30 minutes so the information can sync. - If your PMS shows the correct information but Staycy shows different information, contact support.
Listing Details & Photos
Exploring Your Listing Details Click any listing card to open a detail panel on the right side of your screen. This panel shows everything OnSeason knows about the property — all pulled directly from your PMS. You can navigate between listings using the arrow keys on your keyboard, or press Escape to close the panel. Photos All photos come from your PMS via Calry. On the listing card, you'll see a photo carousel — use the arrows to browse through images. In the detail panel, photos display in a full gallery with lightbox support. Click any photo to view it full-size. To add, remove, or reorder photos, make the changes in your PMS. They'll sync to OnSeason automatically. Property Information The detail panel displays the following information for each listing: - Name and description — The property title and full description from your PMS - Capacity — Maximum occupancy, bedroom count, and bathroom count - Pricing — Starting price per night with currency. Availability and exact pricing are always fetched live from your PMS for accuracy - Location — Full address with city and region - Rating — Average guest rating and review count, if available from your PMS Amenities Amenities are organized into collapsible categories for easy browsing: Kitchen, Bedroom, Bathroom, Entertainment, Outdoor, Parking, WiFi, Heating & Cooling, Laundry, and more (Workspace, Fitness, Pool, Spa, Pets, Dining, Safety). Click any category to expand or collapse it. All amenity data comes from your PMS. Everything is Read-Only All listing information is read-only in OnSeason. To update property details, photos, pricing, or amenities, make changes in your PMS. They will sync automatically to OnSeason. If your listing details look outdated or incorrect, check your PMS first. Property data syncs periodically — allow time for changes to reflect. If issues persist, see PMS Connection Troubleshooting.
What is the OnSeason Network?
A Marketplace of 100,000+ Properties The OnSeason Network is a shared marketplace where Property Managers list their properties through Calry. Every property connected to OnSeason becomes available for other PMs to import and offer on their own booking sites. This means you can expand your inventory far beyond the properties you personally manage — without any additional PMS connections or property management overhead. You don't need a PMS connection for network properties. When a guest books a network property through your site, the property owner handles the stay. You earn a commission for facilitating the booking. How It Works The Network connects PMs to each other through shared inventory: Property owners connect their PMS to OnSeason and their listings become available on the Network You browse the Network to find properties that complement your own portfolio - You import properties you like — they appear on your booking site alongside your own Guests book through your site without knowing the difference - Everyone earns — the owner gets 90%, you earn 5% commission, and the platform takes 5% The "Partner Property" Label When you import a network property, it appears on your booking site with a "Partner Property" badge. This lets guests know the property is managed by another host while still being bookable through your site. In your dashboard, network properties show a purple "Partner" badge to help you distinguish them from your own PMS-synced listings. Searching Network Properties
Finding Properties on the Network Go to Properties and open the Network Properties tab to access the search page. From here, you can browse over 100,000 properties from PMs around the world. The search interface lets you narrow results by location, dates, guest capacity, and more — so you can find properties that match what your guests are looking for. Search Filters You can combine any of these filters to refine your results: - Location — Type a destination and select from autocomplete suggestions. This is the primary way to narrow results to a specific area. - Date range — Set check-in and check-out dates to find available properties for specific periods. - Guests — Filter by maximum guest capacity to match your typical booking size. - Bedrooms — Set a minimum number of bedrooms. - Price range — Set minimum and maximum nightly price to match your target market. - Amenities — Filter by specific amenities like kitchen, pool, or parking. Start with a location search, then add filters to narrow down results. You can always adjust filters and search again. Browsing Results Search results display as a grid of property cards. Each card shows: - Photos — Swipe through property images in a carousel - Property name — The listing title set by the property owner - Location — City and region - Capacity — Maximum guests, bedrooms, and bathrooms - Price — Starting nightly rate - Rating — Average guest rating (if available) - Import button — Quickly add the property to your booking site Evaluating a Property Click on any property card to open the detail panel on the right side of the screen. The detail panel gives you everything you need to decide whether to import: - Full photo gallery — Browse all property images - Complete description — Read the full property listing - Specifications — Bedrooms, bathrooms, capacity, property type - Amenities list — Full amenity breakdown - Guest rating — Average score and review count - Commission display — Shows "Your commission: 5%" so you know what you'll earn - Owner attribution — See which PM manages the property - Import / Remove button — Add or remove the property from your site You can navigate between search results directly from the detail panel using the arrow buttons, without closing and reopening each property. Network properties are live listings from other PMs. Availability and pricing may change as their owners update their PMS. The data you see reflects the most recent sync. What's Next? Importing Network Listings
Adding Properties to Your Booking Site When you find a network property you want to offer, you send an import request to the property owner. Once they approve it, the property appears on your booking site alongside your own listings — ready for guests to book. How to Import a Property - Navigate to the Network — Go to Properties and open the Network Properties tab to open the search page. - Search for properties — Enter a location and any filters you want (dates, guests, price range). Click Search to see results. - Find a property you like — Browse the results grid and click on a property card to open its detail panel. Review the photos, description, amenities, and your commission rate. - Click Import — Click "Import to my booking site" in the detail panel, or use the Import button directly on the property card. - Send the request — Your import request is sent to the property owner. Track its status under Properties > Network Properties > Outgoing requests. See the interactive walkthrough. What Happens After Import Once the property owner approves your request: It appears on your booking site with a "Partner Property" badge, so guests know it's managed by another host It shows in your Properties section with a purple "Partner" badge to distinguish it from your PMS-synced listings The property owner is notified of your request and must approve it before the property goes live on your site You earn 5% commission on every booking guests make through your site for this property Importing a property doesn't affect the owner's site or their direct bookings. The property simply becomes available through your booking site too. Managing Imported Properties To view all your imported properties, go to Properties > Network Properties > Imported. Here you'll see a list of every network property you've added to your site. You can also see imported properties in the Properties section of your dashboard, under the Network Properties tab. Removing an Imported Property If you no longer want a network property on your booking site: Go to Network > Imported Find the property you want to remove Click Remove on the property card or in the detail panel Confirm the removal in the dialog The property is immediately removed from your booking site. You can always re-import it later by searching the Network again. Removing a property doesn't cancel any existing bookings for that property. Active bookings will still be honored. Seeing Who Imports Your Properties Curious to know which other PMs have imported your properties? Navigate to Properties > My Properties > Distribution to see a list of sites featuring your listings, including property counts and booking activity. What's Next? Network Commissions
How Network Commissions Work When a guest books a network property through your booking site, the booking revenue is split between three parties. This happens automatically — you don't need to manage payouts or invoicing. The Commission Split Every network booking splits the revenue as follows: - Property Owner: 90% — The PM who manages the property and hosts the guest - You (Booking PM): 5% — You facilitated the booking through your site - OnSeason Platform: 5% — Platform infrastructure and payment processing Your 5% commission is calculated on the total booking amount. For example, if a guest books a network property for €200/night for 3 nights (€600 total), you earn €30 in commission. Commission Examples Here's how the split works in practice: - Example 1: Weekend stay — Guest books 2 nights at €150/night = €300 total. Property owner receives €270 (90%). You earn €15 (5%). Platform fee: €15 (5%). - Example 2: Week-long vacation — Guest books 7 nights at €250/night = €1,750 total. Property owner receives €1,575 (90%). You earn €87.50 (5%). Platform fee: €87.50 (5%). When Commissions Are Calculated Commissions are calculated at the moment a booking is confirmed — that is, when the guest's payment has been successfully processed. Draft or pending bookings do not generate commission entries. Tracking Your Earnings In the Financial Dashboard Click your profile icon in the top-right corner and select Finance & Billing to see your overall revenue, including network commissions. The dashboard shows a summary of all your earnings across own and network bookings. In the Ledger For detailed tracking, check the Ledger in your Financials section. Each network booking creates ledger entries that show: the total booking amount, the commission amount credited to your account, the booking reference and guest details, and the date the commission was recorded. Network commission entries are clearly labeled in the ledger so you can easily distinguish them from your own booking revenue. Commission Payouts Network commissions follow the same payout schedule as your other earnings. Once a booking is confirmed, your commission is added to your balance and included in your next Stripe payout.
